HLD prepared the layout and design of the Creek Road Apartment development the Town of Poughkeepsie. The 5.2-acre project involved several iterations of multiple building layouts in order to maximize the permitted density while being sensitive to the steep slopes, floodplain, and threatened and endangered species on the site. HLD worked directly with the Planning Board, its consultants, adjoining property owners, and outside regulatory review agencies to come up with the final plan which included a 31-unit building and ancillary features. The design included a single point of entry to the site with three parking areas. The parking areas were designed to permit full movement of the Fairview Fire District’s largest two pieces of apparatus. HLD modelled the two apparatus using manufacturer’s specifications in vehicle tracking add-on to AutoCAD Civil3D 2018 software to ensure that the apparatus could navigate the site unimpeded while being able to turn around. The site was graded to sheet flow into a stormwater management practices adjacent to the parking areas or into vegetated swales to convey runoff into other onsite stormwater management practices, including stone diaphragms, forebays, and bioretention areas. HLD provided water service connection design from the Town’s water main for both potable and onsite fire protection, including provisions for a private water meter pit including double check valve backflow protection. HLD also provided design of a sanitary sewer collection system to discharge into adjacent municipal sewer infrastructure. Landscaping and lighting were important other design features incorporated into the design.
