HLD prepared an estate plan on a 500+ acre site in the Town of Dover, NY. A network of approximately 2 miles of 18’ wide private road was designed for access to a proposed main residence located at the summit of a mountain, a guest house, and a horse barn and stables. The proposed private roads traverse up steep slopes which made for a very challenging and creative stormwater management design. The private roads were designed in accordance with Town and AASHTO requirements. AutoCAD Land Development Desktop software was used to develop the horizontal and vertical geometry of the proposed private roads. The road layout necessitated design and permitting for the crossing of a NYSDEC Class C(T) stream. HLD secured a permit from the NYSDEC for a bridge replacement over the regulated stream. The project consisted of over 18 acres of land disturbance, and therefore was subject to preparation of a SWPPP. Stormwater treatment consisted of open channel conveyance and green infrastructure treatment systems such as bioretention areas. After Town approvals were secured for the estate plan, the owner noticed that the large site contained a high volume of sugar maples. It was at that point that Madava Maple Farms was born. HLD prepared an amended Site Plan for a maple syrup processing facility in place of the approved horse barn location. Madava Maple Farms since has grown to become one of the largest high-end maple syrup production facilities in the United States. The amended Site Plan led to the need for a small public water supply and water treatment system, and an expanded onsite wastewater treatment system, which were designed in accordance with State and County standards and approved by the Dutchess County Department of Health.
