134 South Avenue Development

Hudson Land Design was retained to provide design of site civil components for the 134 South Avenue development, consisting of a three-story building containing 2,017 square feet of commercial space on the first floor, and eleven 1-bedroom and four 2-bedroom apartment units on the upper floors on 0.28 acres in the City of Poughkeepsie. The project required planning board and zoning board of appeals approvals. The lot area required creative layout in order to maximize the development to meet the client’s objectives while also maintaining the ability to obtain the approvals. Utility design included extensive investigation into the City’s existing infrastructure resulting in a municipal sewer collection system discharge to the City’s collection system, a new water service line from the City’s existing water main, and a stormwater collection system consisting of a series of catch basins and associated piping that discharges to an underground infiltration system in order to meet City of Poughkeepsie stormwater compliance (and to eliminate previous sheet flow discharge off-site to other private properties). Other site design provided included site access, sidewalk repair and restoration, site parking including Americans with Disabilities Act (ADA) pedestrian compliance, lighting and landscaping. The project was approved, and construction started in 2022.
